Excellent family accommodation in a convenient, central location near the small city of Bangor (3ml). Carefully prepared for its guests with a welcoming tea tray on arrival. This detached cottage, a former blacksmiths workshop, is in a sheltered location near the rural hamlet of Caerhun. From the patio there are glimpses through the mature trees of the Snowdonia mountains. Local attractions include the Greenwood Centre, Beacon Climbing Walls, Penrhyn Castle , Plas Newydd country house and the Sea Zoo. Easy access to Snowdon (7 mls), Anglesey beaches (7mls), Llandudno town (20mins) and Chester via the North Wales expressway (90 mins).

ACCESS STATEMENT

The cottage was coverted from a redundant smithy in recent years to provide good quality accommodation on two floors. The approach to the property is from a local public road down a private tarmac drive past the owners bungalow to a private gravelled parking area for several cars. The access to the cottage is on level ground from the parking area via the 'front' and 'back' doors, which do not require the negotiation of steps. The access to the conservatory door requires the negotiation of one step. There is an outside wall light adjacent to the 'front' door, which has an automatic sensor. A flashlight is also provided in the cottage for use of tenants.
The accommodation is on two floors, all doors have a minimum opening of at least 720mm. The decor scheme involves the use of light coloured walls with stained woodwork and wood grain/glazed doors. The glazed doors have been treated with a plastic membrane for safety. The kitchen, bathroom, utility area, lounge and conservatory are all on the ground floor. The bathroom is fully tiled in a light grey colour. There is a mirror light and shaver point as well as a centre ceiling light. Lighting in the lounge and conservatory is by wall and table lights, the kitchen has a ceiling and worktop light. The bathroom is approached from the kitchen via the utility area. There are ample power points throughout the property ranging in height from 310mm to worktop level. There is a colour television with remote control, a video recorder and a radio/cassette in the lounge. Heating is by 'economy seven' storage heaters in all rooms except the conservatory. There is also an electric fire in the lounge and an electric fan heater is provided.
Upstairs are two bedrooms, one with a doubled bed the other with two single beds. There are wash hand basins in both bedrooms mounted in 'worktop' height units. There is good storage in both rooms. Storage heaters are fitted to both rooms.
Outside there is parking for at least three vehicles on a gravelled area. There is a paved patio area with wooden patio furniture with direct access from the conservatory down one small step. There is a boundary wall to one side of the patio beyond which is a small stream.
