Original oak and pine beams, a crogloft (ie. a traditional bedroom above part of the living quarters with steep stair), stone walling and large inglenook fireplace have all been carefully restored. Situated only 6ml from the harbour town of Caernarfon and 1/2ml from the rural hamlet of Y Fron . Outstanding lake and mountain views from most of the windows and the garden. Mountain moorland walks from the doorstep. Evidence of past quarrying is prevalent in this beautiful valley and now add to its dramatic landscape. 10 min. by car to the golden sandy beach at Dinas Dinlle, 20 mins to Snowdon. Pony trekking, climbing, steam trains, boat trips and even flying lessons are available locally.
3 BEDROOMS: 1 kingsize bedroom, 1 double bedroom (downstairs) and 1 bedroom with 2 single beds both 2'6" in the loft with low headroom and access via steep narrow stairs. Only Bed linen provided. Please bring your own towels & tea towels.
BATHROOM: Attractive and spacious with a bath, electric shower in a cubicle and WC, downstairs.

ACCESS STATEMENT
General: The cottage is a single storey building but has a crog loft with a ship's ladder type access. One bedroom has level access off the kitchen and living room, but bedroom 2, off the living room, has a 3 step access. The bathroom also has a 2 step access with a 1 step access to the utility room.
The flooring is level wood planking, quarry tiles and slate throughout with various rugs. All doors are of Suffolk latch opening.
Smoke alarms are fitted. Heating is a combination of night storage heaters and wood burner. Dogs are welcome Orange and Vodaphone mobiles work well here. There is no public transport service to Hafod Caeronwy. Local taxi services can accommodate wheelchairs on request. Light switches are on average 1300mm above floor height.
Parking: Parking area is level and gravel covered and will accommodate 3 cars easily. There is a ramp from the car park to paths leading to the fields. There are 2 outside lights.
Main Entrance: The route from the car park to the main entrance is level onto a slate path to the door. Door height 1640mm, width 740mm, headroom is low through the door. The door is manually operated via a latch.
Lounge: No fixed furniture, it can be arranged to suit. All seating has arm rests and back support. There is a large inglenook with wood burner and extra seating. Lighting consists of ceiling, wall, lamps and inglenook lights. A TV/DVD/VCR player with free sat is provided with remote controls. Colour contrast is good wall to wall and contrasts well with furniture. Large window gives good illumination.
Dining Area/Kitchen: Seating is on chapel pews either side of long table. Table height from the floor to the base of the table top is 700mm. Lighting is good and there is colour contrast wall to wall. Storage is accessible from a seated position. The sink is set at a work top height of 880mm. There is no free space beneath the sink area for wheelchair access. The kettle is cordless and easy to grip and operate. The microwave is located on top of the fridge freezer. The oven controls are located at the front of the appliance. The oven door flips forwards and sideways respectively. Hot and cold taps are located on the wall side of the Belfast sink and are twist operated. Hot and cold are identified by same on top of taps. The fridge freezer is not overly tall and easily accessed. The microwave and pots and pans are not easily accessed from a seated position.
Bedroom 1: Has level access off the living room. Door width is 710mm, height 1640mm. Lighting consists of ceiling light with switch at 1300mm and two table lamps either side of the bed. Storage heater. 2-seater sofa. Wardrobe with easily opened/closed doors. Windows at front and rear making it a bright and airy room. Front window is a fire escape. Furniture moveable. No TV in the room. Bed height is 700mm to mattress top.
Bedroom 2: Has a 3 step access off the living room with steps at 250, 230 and 230mm respectively. Lighting is via ceiling light with switch at 1300mm and table lamps either side of the double bed. Double bed is 550mm high to mattress top.Storage heater.
Wardrobe with easily opened/closed doors. 2 windows give good natural light with one being a fire escape. Furniture moveable.
No TV in the room. No wall to wall colour contrast.
Crog Loft:Access via ship's ladder with eight steps at 260mm each and width of 360mm. Door is 1180mm in height and 660mm wide. One skylight giving natural light. Lighting via one ceiling light and one table lamp. Two single beds with height of 550mm. Bright wall colours. Light switch at 1440mm.
Porch: Storm porch off living room housing electricity meters and giving access to external door via internal door of 1980mm height and 750mm width. Slight (70mm) step down. Front door is 1880mm in height and 730mm wide.
Utility Room: Houses washing machine and tumble dryer, spare logs, coal, kindling, brushwood and cleaning equipment in a cupboard. Heater. Step down from living room of 180mm. Access door from living room 1820mm in height and 620mm wide.
Gives access to external door 1640mm in height and 640mm wide. Height to light switch, 1500mm. Lighting via two ceiling lights. Two windows give fair natural light. Sockets at 400mm height.
Bathroom:Access via 2 steps from kitchen through two doors of 1870mm height, 730mm wide and 1860mm height and 620mm wide, respectively. Lighting via ceiling light and wall light, switch at 1460mm and located on kitchen wall.
Shaving point at 1400mm height. Mirror. Toilet height 400mm. Bath maximum height 560mm.Free standing shower with door of 1740mm height and 610mm wide. Controls at 1440mm.
Link Porch: Switch for immersion and shower at 1380mm. Storage cupboard containing children's toys etc. One ceiling light operated by switch on kitchen wall. Coat hanging facilities. One window gives good natural light. Porch linking kitchen to bathroom with a 2 step access as described in bathroom access statement.
