ACCESS STATEMENT

This cottage is small, cosy and is situated in a spectacular mountinous valley with views to mount Snowdon and the sea.

Access is direct from an adopted highway upon which visitors' cars can be parked. Five steps are located to reach the front and porch doors, respectively of a width of twenty-eight inches and thirty nine inches.

Although the staircase is steep, there is a handrail. the bathroom has been re-fitted with a bath with the shower over.

Most of the electric power points are eleven inches from the worksurfaces. The terraced rear garden, being on a mountainside, is unsuitable for use by the phisically infirm, severely disabled or todlers.

Lighting is good throughout, with perios features and bedside units, The TV, video and DVD player each have hand held control deviced. There is no telephone.

A bus service to Caernarfon and other villages can be accessed from the step near to the front of the cottage.
