A detached farmhouse near the small hamlet of Betws Garmon, 2ml from Waunfawr and 7ml from Beddgelert. It is set on a 500 acre sheep and cattle farm, up a short lane from the twisting country road which is shown as A4085. Traffic on this road is light so this farmhouse offers a suprisingly peaceful situation, surrounded by fabulous snowdonia scenery and also being a convenient location for touring the area. The wonder of the Snowdonia mountains can be seen from every window. The house is comfortably furnished having been refurbished and a brand new shower room/bathroom fitted in 2011. There is a sitting room and lounge and a large fully fitted kitchen/diner. The enclosed grounds offer a lovely setting with a small brook flowing at the bottom of the parking area. The Welsh Highland Railway steam train passes through the village and near this house.  Ideally situated for exploring and enjoying Snowdonia and North Wales. There is walking & cycling from the door step to a local inn (1ml), steam train rides from Caernarfon (5ml) along the foot of Snowdon, pony trekking in the hills, fishing in nearby lakes and rivers, sandy beaches (12ml) and climbing mighty Snowdon will make a holiday here a memorable one.

3 BEDROOMS: 1 double bedroom, 1 bedrooms with 2 single beds and 1 single bedroom. Towels and Bed Linen are provided.
BATHROOM: Bath, electric shower in a cubicle and WC plus a separate WC downstairs.
KITCHEN/BREAKFAST ROOM: Large and modern with fitted units, electric cooker, microwave, fridge/freezer and dishwasher .
UTILITY ROOM: washing machine and tumble dryer.
SITTING ROOM: Views of the mountains & TV.
LOUNGE: Open/electric fire, TV, DVD , CD player and views.
GARDEN: Sunny garden to the side of the property with an unfenced stream. BBQ and garden furniture plus cycle storage.
PARKING: Large parking area.
HEATING: Central heating.
ELECTRICITY & HEATING:
Electricity and central heating by arrangement with owner. Up to £30/week depending on the number of guests and time of the year.
LINEN: Bed Linen and Towels are provided.

MINIBREAKS & WEEKENDS: Bookings that are for less than a week are only bookable within 28 days of the start date of the holiday. Weekend booking requests that do not start or end on a properties usual change over day are at the discretion of the property owner.
