The pond and unfenced river could be a hazard to un-supervised young children. The village, hotels, excellent restaurants & shops are a 5 mins. walk., sandy beach at Black Rock Sands 9m through stuning scenery. Portmeirion village and gardens 5ml for a lovely day out amoungst quirky italianate architecture in magnificent gardens and superb views, meals at the four star restaurant highly recommended. Porthmadog steam trains, harbour, leisure centre, maritime museum and cinema (7ml).

2 BEDROOMS: 1 double bedroom with ensuite shower room and another double bedroom with en suite WC and hand wash basin. Bed Linen and Towels NOT PROVIDED but are available for hire.
BATHROOM: Bath, WC and shower over the bath.
LIVING/DINING ROOM: Spacious living area with TV and feature fireplace with electric fire. Steps between living room/kitchen/bedrooms.
KITCHEN: Modern fitted units with electric cooker, fridge, dishwasher and washing machine/dryer.
SUN ROOM: Opens onto the garden. (Preparation work on replacing the windows has been started in this room and is awaiting completion. There plaster has been removed from under the cils and the owner is waiting for the repair man to recover from an illness July 2011 )
GARDEN: Large and natural garden.
PARKING: Off road parking by the main gate 50m from the chalet.
HEATING: Oil central heating
ELECTRICITY & OIL: Oil central heating and hot water is inclusive. Electricity is paid by meter reading with the first £10 inclusive.

EXTRA: The chalet is on three levels. The upper level is where the kitchen and bathroom & wc is situated. There are 3 steps down to the lounge level and three more steps down from the lounge to the bedrooms and to the Sunroom.
