"1164 is a recently refurbished 200 year old stone cottage, adjacet to owners home, and set in elevated position in woodland location and just a few minutes walk from Porthmadog high street.
Accommodation consists of 3 bedrooms, one double and one twin on ground floor and a king size with en suite boudoir in french style with roll top claw foot bath and wash basin [no toilet], bathroom with electric shower over corner bath and separate W.C. with hand basin - both on ground floor, very attractive lounge and kitchen/diner having excellent quality white goods.
Fitted and furnished with modern conveniences and antique furniture to complement the age of the cottage. Al to very nice standards and providing most comfortable accommodation for 6 persons in a quiet location and having views over Porthmadog and Snowdonia from the front patio and parking area."

ACCESS STATEMENT
The front door to the property is up two 10" steps.
The back door is up one 10" step.
Two of the three bedrooms are on the ground floor with level access.
Other than the stairs to the first floor bedroom there are no internal steps.
