Garreg Goch Holiday Cottages are a pair of semi detached 19th century stone built cottages situated in a quiet lane in the popular village of Morfa Bychan on the edge of the famous Black Rock Sands, just 2.5 miles from the harbour town of Porthmadog. They have been modernised in recent years to a high standard with the addition of double glazing and central heating. The gardens have been revamped this year.
They are approached down a private tarmac roadway which then leads onto a gravel driveway to No2 with parking for cars. From the gravelled driveway, an entrance gate opens (down a small step) onto a slate paved patio which leads you to the front door or the side 'Double French Doors'; both of these entrances have the normal UPVC 'door step'. Access to the rear of the property is from the slate patio, across the gravel area onto the rear paved patio and through the 'Double French Doors' which have no step.
Once inside the house, all internal doors are around 700mm wide with varying heights.
Most electrical sockets are around 200mm from the floor. Light switches are around 1300mm from the floor.
From the lounge, there is a small step down into the downstairs bedroom which is well lit with French doors and a large window. There are inset ceiling lights as well as bedside table lights. There is a small en-suite shower room (accessed through a narrow sliding door) with a raised shower tray.
Off the lounge is a galley kitchen with windows at each end.

From the lounge, the narrow staircase (23") leads up to the well lit landing with a Velux roof light. Off the landing is a family bathroom with a 'P' shaped bath with shower over. At the other end of the narrow landing are two bedrooms. The double bedroom has narrow access to both sides of the bed, a window at each end and a Velux roof light (with black out blind). It has two 'bedside' lights, a dressing table light and inset ceiling lights. The smaller bedroom has wooden bunk beds with a window and a Velux roof light (with black out blind). It has two 'bedside' lights and inset ceiling lights.

Outside the house, at the front is a slate paved area with a garden bench and a terraced gravelled area beyond. A slate paved path leads from the front door to the front entrance gate.
To the side, beyond the slate paved area is a lawn with small table and chairs.
To the rear of the house is a paved area with table and chairs and beyond this is a gravelled area with a barbeque and a garden shed which houses the tumble drier. Parking for 2 cars on gravelled area 25 feet from the front door.
