STS Grade 5   
A delightful, semi detached, white-washed stone cottage in a select area near the beach at Morfa Bychan, 2ml from the harbour town of Porthmadog. Carefully prepared with colour coordinated rooms in greens and lilac; there has been much attention to detail in this extremely comfortable house, which has full double glazing and gas central heating. There is a lovely ground floor double bedroom, with en-suite shower room, with French Doors that open to the garden. The spacious grounds have a private patio and a nice side lawn with views of Moel y Gest Mountain. The 3 mile stretch of beach and dunes at Black Rock Sands and Samson's Bay beaches are within 10 mins easy walk (along a footpath), as is the 18 hole golf course. The village has a shop/PO and pub. Porthmadog town is of modest size but full of interesting shops, museums and eating places. It is also the terminus of the Little Ffestiniog Railway, offering scenic steam train rides up the valley into the mountains of Snowdonia. This is a good central location for a holiday cottage in North Wales.

3 BEDROOMS: One double bedroom on the ground floor with double bed including a wall-mounted flatscreen TV and en-suite shower room and WC, one double bedroom upstairs (compact around the bed) and one bedroom with bunk beds. Bed linen and towels are included. (Please state which beds you require when making the booking)

KITCHEN: Modern, fitted kitchen/breakfast bar with electric hob and oven, fridge/freezer, microwave, washing machine and dishwasher. There is also a tumble dryer in the adjacent garden shed.
LOUNGE/DINER: Attractive lounge/diner with multifuel stove in feature fireplace, TV, DVD and CD player. French doors to patio. 
GARDEN: Private partially (area at front of garden is very low and dogs can get down from here) enclosed gardens with a patio area and lawned area, both with furniture. The pictures show a gap in the wall, there is a gate there now.
PARKING: Ample parking to front (25' from the door).
HEATING: Gas central heating inclusive.
ELECTRICITY: Inclusive. 
WiFi: No (many cafes & pubs in Porthmadog have WiFi).
FUEL FOR MULTIFUEL STOVE: This is not included but is available from the local shop. 
PET: Maximum 1 pet or 2 small pets. (Pet charge is £20 per pet).
FAQ: No cot & high chair.
FAQ: The stairs are narrower and slightly steeper than modern staircases. Next door to 1095.

Please claim this in the 'Additional Information' box that appears during the booking process and we will adjust the total before deducting the money from your card.

We strongly recommend that you take our Cancellation Protection (see Terms & Conditions). If you continue you will notice that during the next booking steps this will automatically be selected for you and the price will increase, so simply de-select them on the bookings screen if you already have holiday insurance or if you do not want any cover.

The Pet Charge for all properties accepting pets is £20 per pet.

After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.

No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.

Mini-breaks & Weekends: Bookings that are for less than 7 nights are only bookable within 21 days (some properties are within a different amount of days) of the start date of the holiday. Weekend booking requests that do not start or end on a property's usual change-over day or cross over more than 1 week, are at the discretion of the property owner.
