A spacious holiday home situated in the picturesque seaside village of Borth y Gest , 1ml from Porthmadog . Positioned in a quiet corner overlooking the residents private green from the sunny patio. The recently refurbished property is furnished in a beautiful contemporary style with new decor and furnishings throughout. Located just a 100m from the sandy beach, it has easy access to the village shop, cafe and playground. The lovely coastal footpath provides stunning panoramic views across the estuary, where so many wading birds can be seen feeding, and accessing the beautiful sandy coves and beaches. The steam train station at Porthmadog is just 15 min. walk away from the property, passing by the old quay. Portmeirion is tucked away just around the headland for relaxing days strolling through the village and gardens. Porthmadog caters well for the holiday maker, with a variety of tasteful gift shops, cafes, Inns, restaurants & museums. The mountains of Snowdonia are only 3 ml distant with the magnificent Snowdon mountain and Beddgelert only 7ml.The castles at Harlech, Cricieth and Caernarfon are all within 30mins drive. This is a good central location for a holiday property in North Wales .

FAQ: Distance to the beach from this house is 200m, it is mostly level apart from the 20m closest to the house which does slope uphill moderately.

A modern terrace house just off the front at Borth y Gest with rear aspect overlooking the residents' private green. Parking area for two cars (much more comfortable for one) has been developed to the front of the house and a fairly spacious patio area with blinds and quality patio furniture by rear door and overlooking the green. Housekeeping is expectional in all areas of the house. The compactness of the individual areas is the drawback from achieving 5 star grade." November 2008. Overall Quality Percentage: 85.71%

ACCESS STATEMENT 

This two storey property was constructed approximately 20 years ago having 3 bedrooms and a bathroom on the first floor and a lounge, kitchen diner, hallway and wc/cloaks on the ground floor. Access to the first floor is via a straight flight of stairs from the lounge.  All doorways have standard opening widths circa 740 mm. With the exception of the bathroom, Hallway, WC/cloaks and kitchen all rooms are carpeted.

Access is by way of a gravelled driveway and narrow paved pathway from the road side/pavement which has dropped kerb for vehicles. The front door is a step up of approximately 150mm. Access to the rear is via a tarmac paths between adjacent properties and onto the rear communal green which has slight gradients and then onto a paved pathway. The rear door step is approximately 150mm above the path. The patio area is paved having an outdoor table and chairs.

Electrical points are at work surface height in the kitchen and at skirting level in all other rooms. Bed side lights are provided in the two double rooms. All other lighting is good with angled spot lighting in the hallway areas, lounge and kitchen. All light switches are at heights of approximately 1300mm from the floor The tv, dvd/video and CD/stereo all have remote controls.
