Built on a headland above one of the quiet sandy coves just around the corner from the village of Borth-y-Gest , this fine detached house has been sensitively developed into 2 completely self-contained apartments, each with its own private entrance and garden. The first floor apartment is available for letting throughout the year. This apartment is centrally heated and takes up the whole of the 1st floor giving magnificent uninterrupted panoramic views from all windows. The breathtaking views cover the tidal estuary, the Irish Sea, the mountains of Snowdonia , Harlech with its castle across the bay, and just below the house, the various coves and beaches. Outside the house, a footpath leads you to the beach in minutes and continues on to provide many varied coastal and cliff walks. As well as being situated in a superb location, the apartment offers spacious accommodation of an extremely high standard. A thoughtful mixture of modern and period furnishings create an extremely comfortable and very welcoming environment and the ever changing view from it's picture windows give delight at any time. Borth y Gest is a quiet village with no through traffic, 1ml from Porthmadog This is an excellent central location for a holiday property in North Wales . ACCESS STATEMENT
This large detached house, built in the 1930s has been divided into 2 completely separate self contained apartments having their own gardens and parking areas. The apartment used for rental is on the 1st floor whilst the ground floor is used by the owners at weekends mostly.
All furnishings are practical and yet extremely comfortable. Furniture is moveable. Entrance to the apartment is from a stout front door, into a tiled entrance hall and up carpeted stairs of width with an easy turn to continue up to the 1st floor. A right handed rail runs the length of the stairs.
Hallway and Bathroom This runs the whole of the length of the house with doors to all rooms and is on one level but for the area to the Bathroom, toilet and airing cupboard which has a medium step down. The Bathroom and Toilet are tiled with the bath and overhead shower having a grab rail. The room is spacious with a sink a bucket chair, a heated towel rail and radiator The separate toilet is a small room but houses a hand basin and heated towel rail.
Kitchen is at the far end of the hallway is fully fitted with sockets at worktop height and cupboards above and below. It is spacious and has a 6 seater dining table, room for a high chair and good variable lighting.
Lounge -. Seating consists of 2 settees and firm cane armchairs with upholstered cushions. Television and DVD with remote controls, lamps and coffee tables finish the furnishings.
Bedrooms 1 and 2 The main bedroom has a sitting bay window with extra furniture such as a small table and chair whilst the 2nd bedroom is well fitted Both rooms have bedside and centre lights lights.
Bedroom 3 is a small room and has two 2ft,6" beds, with overhead lighting and corner shelves. Combination wardrobe and drawers are in situ, as is a centre light. There are ample sockets and power points throughout. The whole apartment uses electricity and supply is fed by coin operated meter (£1) situated in the hallway. Central Heating is fuelled by oil and is either inclusive in the rental charge or by agreement and paid for by the client prior to staying. The timer control is situated at shoulder height in the hallway and each radiator is fitted with its own thermostatic valve
EXTERIOR A track runs from the minor road to the house. The house has a tarmac area on the road for additional car parking. Cars (2 max) park in front of the house on the tarmac drive where a few steps away is the entrance porch. This has a small step up and is open but covered. Another step leads into the inner vestibule. Security lighting lights up the drive via sensor rays. NB No street lighting from the minor road to the actual house Garden this is on 2 levels. The upper area has a rotary line, deckchairs and wheeled sun-loungers in situ and leads in to the lower section via 6 stone steps with a right handed metal hand rail. This lower level runs the length of the house and is separated from the upper garden by a steep bank of heather. The lawn here is a natural lawn and is uneven. Table and chairs are in situ together with a flat area for a barbecue tray whilst at the far end is another set of stone steps with a hand rail leading to a flat area housing a teak bench. This lower garden gives privacy from the owners garden by shrubs. Care is needed in the garden to be aware of rabbit holes. There is nothing we can do to deter them from using our garden and hope you will enjoy their antics(early a.m.and evening) whilst keeping your eyes open for the holes!!
