This is a lovely ground floor Oakley flat with French doors into the large living area from the patio and court yard. Its interior has been professionally designed with very attractive furniture and furnishings. This select, prestigious development of 16 flats was completed in 2007 in a secluded position near Porthmadog harbour and has been furnished to an excellent standard. All rooms are on the ground floor and there is secure parking close to the front door making access easier. Porthmadog has a good variety of shops and eating places and is a good central location for the mountains of Snowdonia and the sandy beaches of Cardigan Bay . Snowdon and Beddgelert are 7 miles inland and the beautiful stretch of sandy beach at Black Rock Sands is 2mls. Portmeirion village is just 2mls along the river for a relaxing day out and Cricieth town and castle just 5mls.

ACCESS STATEMENT

 Ground floor appartment with 7" step into the property through a standard width door. There are two french doors into 1)the kitchen 2)the lounge. The floors are laminated and it is considered that there is not enough room for a wheel chair.

There is  a shower over the bath but no grab rail .

Parking is in an allocated space 20m from the front door. Surface is tarmac . There is a step up of 5" up  onto narrow kerb of 15" deep and then a drop of 9"  to the rough gravel surface of the patio. There is a step of 7" up to the french doors the opening width of which is 29" wide.
