Meticulously prepared with little fininshing touches everywhere. The sunny conservatory, kitchen and two of the bedrooms overlook the open countryside, golf course and the majestic Moel y Gest mountain (1ml). Within walking distance is the 4 mile scenic coastal footpath which links Porthmadog and Cricieth . Porthmadog is a harbour town with restaurants, steam train rides, leisure centre and cinema (2ml). Cricieth castle, beaches and restaurants are 5ml; Harlech theatre, golf course and beach 10ml; Beddgelert & Snowdon 9ml. The serene Portmeirion village and gardens are just 3ml away This is a popular area for touring the Snowdonia mountains and the tranquil Lleyn Peninsula . This is a good central location for a holiday property in North Wales.

Access Statement
There are no access problem areas to or within this solid built house as it was erected in keeping with all regulations and specifications laid down. A sloping ramp provides access to the front doorway.
All rooms are equipped with ample wall lights, centre lights, bedside lamps and numerous power points The kitchen sockets are all at worktop level. The lounge is well lit having a centre main light and several lamps located all around the room. The television has a remote control system.
The downstairs toilet & wash-hand basin locate in the hall is an extra asset for the infirm. The extension of a conservatory to the rear was added three years ago and is therefore within the obligatory regulations.
