Within healthy walking distance (or 3 mins. by car) to the sea with miles of clean, golden sands at Morfa Bychan or at Black Rock Sands from this comfortable modern house, only 2 ml. from the tourist resort of Porthmadog . Across the lane from the house is the starting point of one of the footpaths to the top of Moel y Gest mountain (VIEWS!) and the 4th green and 5th tee of the golf course. Children's playground close by and plenty of open spaces with a lake for rainbow trout fishing on a nearby farm (tackle can be hired). This is a good central location for a holiday property in North Wales.
2 BEDROOMS: 1 with a kingsize bed and 1 with two singles. Linen and towels not included, but available to hire locally.
BATHROOM: Bath and WC plus instant hot shower over the bath.
LOUNGE: Double bed settee, mountain views, TV, VCR, DVD, Hi-fi and electric fire.
KITCHEN/DINER: Modern fitted units, electric cooker, automatic washer, fridge/freezer and microwave.
GARDEN: Enclosed patio to the rear and open plan lawns to the front.
PARKING: Space for 2 cars maximum approximately 20m from property.
HEATING: Electric panel heating.
ELECTRICITY: Paid by meter reading.
EXTRAS: No smoking in the property, please.
PET: Maximum 2 pets.

There are two access points to the front door:
a) From the road with a step up to the footpath which leads to the front door, where there is a step up to the ground floor which is all level. A distance of 10 metres to the front door.
b) From the car park which is all level to the front door for 20 metres.
From the kitchen dining area there are two steps down to the patio at the rear of the house.
There is a dog leg staircase up to the first floor which is all level. There is no handrail on the bath.
